2.3.8. Introduction
The seawoods complex is one of the most successful TOD projects at India.
The complex contains a high end mall, the seawoods station, two commercial
towers and a future development of 740 flats. The underground subway of the
station is directly connected to the mall resulting in a seamless change between
the transit and retail.
2.3.9. TOD
The commercial complex is very much known for its proper segregation with
respect to transit. The complex lies just in between the seawoods railway
station and the main road of that area. Thus a subway have been created under
the complex to provide a seamless connection between the local area and the
station which directly connect the station subway. Shops which can cater to the
daily needs of the users have been developed here including bazaars,
supermarkets and variety of food shop. This not only caters to the daily needs
but the seamless transition also invites the public into the retail zone above.
The building also integrates multi modal integration with clear distinct zones
for parking, station zones and other public transport to the main façade. By
doing this the complex not only became just a commercial building but as a
landmark to the entire locality.
2.3.10. Segregation Of Spaces
Through clear segregation of spaces to cater different user groups, this complex
is clear example of a mixed-use development. Separate entry and exit points are
given for the public and to the private which are the office floors located above.

The public is restricted to the main concourse level and till the 3 floor of the
mall while the commercial building occupies the top. A common corridor is
given at the center next to the core which acts like a access restricted only to
the public. Also known as the commons corridor this serves as the main spine
for the managing departments, staff areas and a secondary access way to the
commercial building. The commons office manages the overall complex and as
a intermediate between the commercial department and the mall. Separate
