1. Introduction
1.1. Aim
Any TOD development has the last and major aspect as densification. The Central Plaza aims
to do the same. An effective and good design can transform the place as the new landmark of
Chennai. By ensuring TOD the problem of proximity is solved guaranteeing every service in

walkable distance.
1.2. Objectives
The Chennai central stretch spanning with a history of 200 years, this stretch contains
different heritage buildings portraying the aesthetics and architectural evolution for the past
two decades. Over the years multiple transit nodes have evolved in that region making it a
node and as an interchange point. These layers of development over years have resulted in a
complex urban network and have foot fall in lakhs. The government have given the site a
special FSI to increase the floor area and clearance of 120 m for a possible high rise
construction. Thus, a site of that importance can be made more public friendly at the same
time any development in that region should do justice and reflect the architectural features of
the surrounding buildings.
1.3. Scope
With a premium FSI of 4.5 and good pedestrian planning around the site can result in a
Highrise with a mixed-use typology. This site has the potential to establish a building for
multiple users and at the same time to be more public friendly to cater to the needs of regular
commuters.
1.4. Limitations
As the site is located at the center of a transit system the overall area and accessibility to the
site is limited. The site is restricted to only one access road and is narrow at certain points
resulting in potential space wastage. The Central metro also runs beneath the site with
complex subway systems requiring careful planning to avoid foundation conflicts. A high-
rise with a large built-up area also requires adequate parking which is limited at the site.
