INTRODUCTION
The urban center of Chennai, the capital city of Tamil Nadu, India, has experienced
notable expansion within its information technology IT sector in recent years. Positioned
strategically within Chennai, the suburb of manapakkam has emerged as a pivotal it
corridor, drawing in a youthful and mobile workforce. This thesis advocates for the

establishment of a mixed-use development in manapakkam tailored to meet the dynamic
requirements of this demographic.
The burgeoning IT industry in Chennai has generated a discernible demand for
contemporary office infrastructures capable of accommodating the preferences of a tech-
savvy and youthful labor force. Manapakkam, owing to its close proximity to major IT
enclaves and educational establishments, presents an opportune locale for such an
endeavor. Nevertheless, the current landscape of the area lacks a coherent framework that
seamlessly integrates workplaces with retail outlets, dining establishments, and
recreational facilities. The undertaking outlined herein endeavors to address this
deficiency by conceptualizing a mixed-use development geared towards cultivating a
dynamic live-work-play environment.
1.1. Project Aim:
The principal objective of this endeavor is to formulate a small scale revitalizing
mixed-use complex in Manapakkam, Chennai. This complex will seamlessly integrate
contemporary office accommodations with a shopping arcade, nurturing a dynamic live-
work-play environment. Emphasizing user satisfaction, sustainability, and the holistic
welfare of the adjacent community, the project aims to achieve the following:
1.1.1. Enhanced User Experience:
The design will place paramount importance on enhancing user experience by facilitating
convenient access to retail outlets, dining establishments, recreational facilities, and green
areas within the compound. This approach aims to diminish commuting durations, foster
