Other aspects for planning for the hilly areas
• 30 deg slope stable
• 30-45 deg suitable for building sites
• Building height should be fixed
• Construction can be on partial slope.
• Concept of cut and fill
• Retain/ breast wall to prevent landslides
• Slope cut: 5m/2-3 storey stable. If more then 5m investigation to be done.
• Site development- Investigate- Soil type, rock, dips, joints, tension, crack,
thickness of burden, nature of soil strata and details of soil matrix
• drainage pattern, permeability test, slip zones, Landslide mitigation, seismic
micro zonation and mitigation.
General building requirements
• Building cluster minimize cold wind exposure.
• Open spaces provide on the north.
• South experiences solar radiation at most.
• Clearance between compound & building wall - 1.5m
• Use solar passive methods for climatic comfort, use of little conventional
energy.
• Maximum plinth height 2m
• Water flow to be diverted away from the foundation.
• Slope around building- 1:50
• Minimum 0.75m wide apron to avoid entry of water to the foundation.
• Stepped Storey building- least cut, slope protection and stability.
• Disaster management- Part 6 Structural and design
• Drainage- Part 9- Plumbing and services, Section 2 Drainage and Sanitation
• Avoid soft Storey- 3 shear walls around parking.
• Solid waste management- Location (Designated landfills)- Disposal of the solid
management.
