6. PROPOSAL

                     BUILDING CALCULATIONS:

                         a)  SETBACK:

                     Front: 25m
                     Rear: 20m

                     Side: 22m


                         b)  PLOT COVERAGE AND FSI:
                     FAR: 3 (Abutting road width between 18m – 20m)

                     TOTAL SITE AREA = 33,180 SQM

                     As Per TNCDBR, Maximum 50% can be used for Commercial Buildings,
                      PLOT COVERAGE = 16,320 SQM


                         c)  MASSING HEIGHT:

                            The massing height of the structure was based on the FAR of the site which was

                     3. The following calculations are shown below:

                     FAR = Total Floor Space Covered By All Floor / Total Land of Plot Max permitted FAR

                     in Chennai = 3
                     Per floor area = 16,320 sqm

                     First G+4 floors covers the entire builtup area with mall and office spaces:

                     = 16320 x 5 =81,600 sqm.
                     Achieved FAR = 81600/33180

                     = 2.45
                     Since max FAR is 3, additional 5 floors have been added,

                      = 34254 x 5
                     = 17,125 sqm

                     Total built-up area = 81600 + 17,125 =1,02,150 sqm

                     FSI = 1,02,150/33180 FSI= 3
