                     4.9.1.2. Mixed Land usage:


                     The presence of commercial and residential areas in Manapakkam, Porur provides for
                     synergies and a diverse customer base, enhancing the potential

                     success of the proposed mall.

                     4.9.1.3. Good Vehicular Accessibility:

                     The  site  benefits  from  its  accessibility  to  major  roads  and  transportation  networks,

                     facilitating convenient access for employees and visitors.

                     4.9.2. Weakness:

                     4.8.2.1 Traffic Congestion:


                     The Manapakkam and Porur regions are infamous for significant traffic congestion, which
                     may make It difficult to approach the location. Effective traffic management measures

                     will be required to address this challenge.

                     Apart from high rise buildings there aren't many potential viewpoints surrounding the site
