Area distribution
Built to open at the site level (in percentages)
The F.A.R. (Floor Area Ratio) for the building on Ballard Pier, Mumbai Port, is 0.4. (The
total floor area of a building on the pier should not exceed four times the area of the plot)
Built-up Percentage ≈ 35 % II.
Different functional space distribution at the building level (in percentages)
The existing area of the terminal – 10% of the site area (under construction and expansion),
- 2,580 Sq/m (or) 0.7 acres • Area Segregation on site - 30 % segregated space for the
existing cruise terminal Parking – 5% no-designated parking spaces Commercial vessels
temporary docking – 30% (Indira dock – Lock gate - Shared area by commercial vessels and

Located on reclaimed land along Mumbai's eastern shore, Ballard Pier is an artificial
structure. The Arabian Sea-facing pier is a steel and concrete structure that primarily
functions as a shipping and cruise terminal. The geography of the area is flat and consistent,
with the pier rising only slightly above sea level. Ballard Pier is a significant part of
Mumbai's metropolitan layout, and the city's economy is heavily dependent on its
infrastructure.
The pier's steel and concrete structures, combined with its level terrain, make it a distinctive
feature of Mumbai's eastern coastline.
The pier is located next to the Indira Lock Gate and Indira Dock.
