part include Comtrust Textile factory (permanently closed) and the commercial
buildings. The whole site comes under heritage zone (Grade II). The textile factory acts

a dead zone and currently occupies as a shady space in the heart of the city which

serves no practical purpose.

The site is surrounded by significant landmarks and heritage buildings, presenting a

favourable scenario. This strategic location not only guarantees a substantial audience
for the proposed project but also offers an opportunity to recreate the entire experience,

respecting and enriching the rich heritage story associated with the area.
