About Orientation:

• In Mumbai, buildings are ideally oriented east-west to
capture prevailing sea breezes and to maximize views
of the city.
• However, this orientation also exposes structures to
the hot sun and heavy monsoon rains.
• Traditional bungalows addressed these challenges by
encircling the main living areas with verandas, offering
occupants dual protection against the elements.

Planning:
• The design features a cubically notched cuboid tower, which facilitates cross ventilation.
• The layout follows a cellular plan, incorporating four different apartment typologies ranging
from 3 to 6 bedrooms.
• Sectional displacement is utilized along with changes in floor surfaces.
• The combination of interlocking includes one-and-a-half-story split-level 3 and 4-bedroom
units, as well as two-and-a-half-story 5 and 6-bedroom units, resulting in a total of 32 luxurious
apartments.
